Strategy

How we work.

Five stages, in order, every time. Nothing moves to the next stage until the last one holds up — which is how a small project stays on budget.

The process

From screening to stabilized asset.

01

Screening

Zoning, lot shape, servicing and the street around it — reviewed in days, not weeks.

02

Feasibility

How many homes, what they cost, how long it takes, what they are worth — a clear go or no-go.

03

Design & approvals

We assemble the consultants, coordinate the drawings, and carry the permits and variances through.

04

Construction

Trades hired and managed against a fixed budget, a fixed schedule and one quality standard.

05

Completion

Occupancy, lease-up or sale, and a clean set of numbers for every partner.

What we do

Four disciplines, one mandate.

01

Site Evaluation & Development Feasibility

We help owners, investors and partners work out whether a lot can hold more homes. We look at the zoning, how much can be built, the servicing, the physical constraints, the design options and the numbers — then tell you plainly what the site can carry and what it is worth doing.

02

Infill & Small-Scale Multi-Unit Housing

We add homes inside neighbourhoods that already exist, by making better use of land that is already there. We run the planning, the design and the approvals, and we shape each building around what the site allows and what the street can absorb.

03

Project Management & Construction Oversight

We run the build from the first day on site to final sign-off — the budget, the schedule, the consultants, the trades and the quality of the work. Owners and partners deal with one team and get one straight answer about where the project stands.

04

Development Partnerships & Investment

We partner selectively with private capital and strategic partners on projects that fit what we do. Communication is plain, money is handled carefully, and everyone’s interests stay pointed the same way from first commitment to final distribution.

Standards

What every project gets, without asking.

A written feasibility

Unit count, costs, timeline and exit on paper before anyone commits money.

A fixed budget

Priced from real trade quotes, with the contingency stated rather than buried.

Monthly reporting

Progress, spend against budget and the next decision due — on one page.

Bring us a lot. We will tell you what it can hold.
