In Ontario, as in other provinces, the rules have loosened. More lots can legally hold more homes than they did five years ago, and more councils now allow small multi-unit buildings on ordinary residential streets.
The hard part is no longer permission. It is delivery — small sites, tight budgets, and construction that has to be right the first time. We built APP for exactly that: small enough to judge each site on its own merits, disciplined enough to hold a budget and a schedule to the end.

How long does a small multi-unit project take?
It depends on the approval path. A project that already fits the rules moves fastest; anything needing a variance or site plan approval takes longer. We give you a realistic schedule at feasibility, not a best case.
What makes a site worth developing?
Lot width and depth, servicing, parking and access, trees and setbacks, and what the finished homes will actually rent or sell for on that street. Any one of them can end an otherwise attractive deal.
Do you take on custom or single-family work?
Occasionally, by referral, where it fits our standards and schedule. Small multi-unit infill remains the focus.
